Most budgets go wrong before a single wall comes down. So the order matters: brief, design, a detailed cost plan, then one contract. The same twelve steps for every home. Sixteen years in prime London, now in Dubai.

Define. Design. Consent. Deliver.

Twelve steps in four stages, the same order for every home. First call to handover pack. The people who draw the home also price it and build it. That is the whole idea.

1Contract, one accountable team
  1. 01Define

    We listen, then we walk the plot.

    Before a line is drawn, we need two things. How you live, and what the site will allow. The first price arrives here, not at the end.

    • 01The brief. How you live, who with, what the home has to do. In your words, written down.
    • 02The site. We walk it together. Light, neighbours, structure, services, what can move and what cannot.
    • 03The budget estimate. A first price from the brief and the site, before any drawing is frozen.
  2. 02Design

    Concept, then detail, in the open.

    Plans, visualisations and samples you can hold. Every decision that moves the price is made here, while it can still change.

    • 04The concept. Proportion, shade, structure and the one move that makes the home. Drawn, then visualised.
    • 05The detail. Layouts, joinery, stone, lighting and furniture, decided before the price is fixed.
    • 06The cost plan. A detailed price built line by line from the drawings. Provisional sums named, not buried. Then one contract.
  3. 03Consent

    Approvals handled for you.

    The permissions a home needs are our job, not yours. While they run, the drawings become the ones a builder can build from.

    • 07The approvals. Authority approvals prepared, submitted and handled on your behalf.
    • 08The coordination. Structure and services resolved with the engineers before anyone is on site.
    • 09The programme. A fixed programme and a site plan, agreed before the first delivery arrives.
  4. 04Deliver

    One programme, one contract, one call.

    The people who drew the home build it. You see what we see, every week. We stay after the keys are yours.

    • 10The build. One site team, one point of contact, first day to last coat of paint.
    • 11The reports. A report every week, with photographs, so nothing on site is a surprise.
    • 12The handover. A handover pack, then a defects period and aftercare, with the same team.

05.2 · Price certainty

Built from the drawings, not guessed from them.

A price given before the drawings exist is a guess. We price twice, in the open. The first is a budget estimate. The second is a detailed cost plan, built from the drawings before you sign. That second price is the one you hold.

The allowances

Provisional sums, named.

Where something cannot be priced yet, we say so and show the allowance. Nothing is buried in a line you cannot read.

The contract

One contract, one team.

Architecture, interiors, construction and project management under one agreement. If something needs sorting, there is one number to call.

The reports

Weekly, photographed.

A report every week with photographs of the site. You see what we see, wherever in the world you are.

The aftercare

A defects period where we stay.

After handover the same team stays for the defects period, then aftercare. The keys are not the end of it.
