01 · What it covers

Project management, on the client’s side.

Project management on the client’s side means we work for you, not the contractor.

Vetted contractors and specialists price the same drawings. We compare them line by line and advise.

Then we appoint them and manage the works to handover. One point of contact, wherever you are.

  • Contractors and specialists vetted before they price
  • Tendered prices, compared line by line
  • Developer NOCs and authority permits handled
  • A fixed programme and change control
  • Valuations checked by our quantity surveyor
  • A report every week, with photographs
  • Snagging, then a handover pack

02 · NOCs and permits

NOCs, permits and community rules.

The developer’s NOC first.

Nakheel, Emaar and Meraas each ask for a NOC before alterations. We prepare and handle it.

Then the authority permits.

With the NOC, the relevant authorities’ permits follow. On the Palm, Nakheel asks for Trakhees final NOCs before completion.

The community’s site rules.

Working hours, entry permits and licensed contractors. We brief every trade on the rules.

  3. 03The approvals. The developer NOC first, then the authority permits. Prepared and handled for you.
  4. 04The tender. Vetted contractors price the same drawings. We compare them line by line and advise.
  5. 05The appointment. We appoint the contractors you choose and set a fixed programme.
  6. 06The works, managed. Quality checked against the drawings. A report every week, with photographs.
  7. 07The handover. Snagging checked for you, then a handover pack. Defects followed up with the contractor.

NU does not build in Dubai. Vetted contractors do the work. We manage them, on your side.

06 · Questions

Questions about residential project management.

What is client-side project management?

We work for you, not the contractor. We tender, appoint and manage the contractors on your behalf.

How does project management work in Dubai?

We design, price and tender the work. Then we appoint the contractors and manage them to handover.

Do you build the work yourselves?

No. Vetted contractors and specialists build it. We manage them, on your side.

How do fit-out approvals and NOCs fit in?

The master developer’s NOC comes first. Authority permits follow where the work needs them. We prepare and handle both.

Does an apartment fit-out need a NOC?

Usually, yes. In Emaar’s towers, alterations need a NOC through the community portal.

Who checks the contractor’s valuations?

Our quantity surveyor checks each one against the work on site, before you pay.

How will I know how the work is going?

A report every week, with photographs. One point of contact, wherever you are.

What happens if something changes?

Every change is priced, with a drawing, before you say yes.

Do contractors need a licence for these communities?

In District One, contractors need a valid Dubai or UAE trade licence. We check before they tender.

Where do you manage projects in Dubai?

Palm Jumeirah, Emirates Hills, Jumeirah Bay Island and Dubai Hills Estate. Also Al Barari, District One, Dubai Marina, Downtown Dubai and Jumeirah.
