The usual arrangement.

Most homes are built by several companies. An architect. An interior designer. A contractor. Often nobody manages the gaps between them. When something goes wrong, the first question is whose fault it is. The second is who pays. The home waits while they argue. The gaps are where the money goes.

In Dubai, NU closes those gaps from your side. We design the home. Then we tender, appoint and manage the contractors who build it. It is how we deliver interior design and project management in Dubai.

Whose side we are on.

A contractor is paid to build. That is fair, and it is their job. Someone still has to check the work for you. That is us. We do not build in Dubai, so we have nothing to defend. If the work is wrong, we say so. If a price is high, we say so.

You have one number to call. It is answered by someone working for you.

The tender.

We check contractors and specialists before they price. Each one then prices the same drawings. We compare the prices line by line and advise you. Nobody is appointed on a guess.

Changes.

Every home changes during the works. That is not a failure. It is what happens when you see a room at full size. The question is what a change costs you, in time and in money.

With us, the designer and the quantity surveyor sit together. You get a priced change, with a drawing, before you say yes. We check the contractor’s price for it. Nothing is built until you have seen the cost and the effect on programme.

Programme and reports.

There is one programme, and we hold it. The design and the works sit in the same document. Joinery is drawn when the site will need it. In London, Cochrane Bespoke make our kitchens and joinery. They are in the programme from the start.

Every week you get a report, with photographs. What was done, what is next, what needs a decision from you. Quality is checked against the drawings. Nothing is discovered at the end.

The handover.

Before handover we check every room against the drawings. Snags go back to the contractor, and we follow them up. Then you get a pack, not a pile. The drawings as built. The manuals and the warranties. A plumber in five years can find the valve.
