District One. Villas on the lagoon.

District One was developed by Meydan Sobha, a joint venture of Meydan and Sobha. It was the first project announced in Mohammed Bin Rashid City. Its villas sit around a lagoon. Major works need the developer’s NOC and a community permit.

01 · The homes

Villas and plots. Around the water.

District One was developed by Meydan Sobha, a joint venture of Meydan and Sobha. It was the first project announced in Mohammed Bin Rashid City, in 2013.

The community is centred on a lagoon, with villas, townhouses and apartments. Bespoke plots let owners build their own home. District One West is a separate, newer extension.

03 · Approvals

The developer first. Then the authority.

These are the community management rules. We confirm the current version before drawings are issued.

  1. 01The developer NOC. All major modification works need a No Objection Certificate from the developer.
  2. 02The community permit. Major works also need a community management permit before they start.
  3. 03Licensed contractors. Contractors must hold a valid Dubai or UAE trade licence.
  4. 04Through the community app. The developer NOC is requested through the community app.

04 · On site

The rules that shape the programme.

Service gates.

Contractors enter by designated service gates, with approved permits and gate passes.

Set hours.

Community rules set contractor hours, with tighter windows for noisy work.

Landscape trades.

Landscapers need their own licence. We check every trade before it reaches the gate.

05 · How we would work here

Design, price, build. One contract.

Nick Jeffries founded NU Projects in London in 2010. Sixteen years of prime London design and build. The same order, applied in District One.

  1. 01The brief and the site. We walk the home with you. Light, structure, services and the community rules.
  2. 02A budget estimate. A first price from the brief and the site, before any drawing is frozen.
  3. 03A cost plan, open book. Our own quantity surveyor prices the drawings, line by line. Provisional sums named, not buried.
  4. 04One contract. Design and build under one agreement. One team, one programme, one number to call.
