01 · The homes

The homes in Downtown Dubai.

Downtown Dubai is Emaar’s flagship development. It spans two square kilometres. Burj Khalifa, Dubai Mall, the Dubai Fountain and Dubai Opera all stand here.

The homes are high-rise residences. Emaar Community Management runs the community. Its buildings include Opera Grand, Burj Vista, The Residences and Boulevard Point.

03 · Approvals

Emaar approvals for an apartment interior.

These are Emaar’s published rules for Downtown Dubai. Rules change, so we confirm them with Emaar Community Management first.

  1. 01A NOC for the work. New flooring or a kitchen renovation needs a home modification NOC.
  2. 02Through the portal. The owner applies through the community portal, under Home Modifications.
  3. 03Architectural Guidelines. The guidelines regulate every alteration an owner makes. We read them before design.
  4. 04Life safety systems. Changes to fire and life safety systems need the relevant authorities’ approval.

04 · On site

On site, the community rules.

Working hours.

Contractor work runs 9am to 1pm, then 3pm to 5pm.

Entry permits.

Contractors register for community entry permits online, at ecmpermits.ae.

Your contractor, your rules.

Owners answer for their contractors’ breaches. So we brief every trade on the rules.

05 · How we would work here

How we design and manage it from London.

Nick Jeffries founded NU Projects in London in 2010. Sixteen years of prime homes in Mayfair, Knightsbridge, Chelsea and Belgravia. That standard, carried to Downtown Dubai.

  1. 01The brief. How you live, who with, and what each room has to do.
  2. 02The design, from London. Layouts, materials, lighting and joinery, drawn and scheduled. Nothing left to site.
  3. 03Joinery by Cochrane Bespoke. Kitchens, wardrobes, libraries and media units, drawn with the room they go into.
  4. 04Priced in the open. A budget estimate, then a line-by-line cost plan by our own quantity surveyor.
  5. 05One contract. The fit-out and the works an interior needs, managed from London.

Yes, in Emaar’s buildings. New flooring or a kitchen renovation needs a home modification NOC.

How is the NOC applied for?

Through the community portal, under Home Modifications. Contractors register for permits at ecmpermits.ae.

What hours can contractors work?

Contractor work runs 9am to 1pm, then 3pm to 5pm.

What about fire and life safety systems?

Changes need the relevant authorities’ approval. We coordinate them with the design.

Do you have finished work nearby?

Our finished apartments are at Royal Atlantis on The Palm, and in Dubai Marina.
