01 · The homes

Golf-course villas. And plots to build on.

Dubai Hills Estate was developed by Emaar as a joint venture with Meraas. It forms part of Mohammed Bin Rashid City, around an 18-hole championship golf course.

Emaar describes golf-course villas, townhouses and apartments. Some plots are sold for owners to build their own home.

02 · Where we would start

What a brief here usually needs first.

A developer villa, made yours.

Layouts reworked, kitchens opened, rooms given a clear purpose.

Changes to the villa or the back garden need Emaar’s permission. We draw both together.

A plot, from the ground.

Where you own a plot, we design the home and build it.

03 · Approvals

The developer first. Then the authority.

This is Emaar’s published route. Rules change, so we confirm it with Emaar Community Management first.

  1. 01The Emaar NOC. Emaar says any alteration to the villa has to be approved by Emaar.
  2. 02Inside and out. A kitchen renovation needs approval. So does any change to the villa or back garden.
  3. 03Garden works. Pergolas, carport extensions and pool rebuilds go through the same NOC.
  4. 04Contractor permits. Contractors then apply for entry permits through Emaar’s contractor portal.

04 · On site

The rules that shape the programme.

Working hours.

Emaar sets contractor hours of 8am to 5pm. No work on Sundays or public holidays.

Planting rules.

Trees must stand at least 1.5 metres from boundary walls. Damas trees are not permitted.

Boundary walls.

Emaar bars lights on top of boundary walls, or on their community side.

05 · How we would work here

Design, price, build. One contract.

Nick Jeffries founded NU Projects in London in 2010. Sixteen years of prime London design and build. The same order, applied in Dubai Hills Estate.

  1. 01The brief and the site. We walk the home with you. Light, structure, services and the community rules.
  2. 02A budget estimate. A first price from the brief and the site, before any drawing is frozen.
  3. 03A cost plan, open book. Our own quantity surveyor prices the drawings, line by line. Provisional sums named, not buried.
  4. 04One contract. Design and build under one agreement. One team, one programme, one number to call.
