01 · The homes

Three parts. Two kinds of home.

The island has three parts, the trunk, the crescent and the fronds. The fronds are private, gated villa communities.

The trunk carries apartments, hotels, marinas and private beaches. Its buildings include penthouses. Nick Jeffries, our founder, lived on the Palm. He first worked in Dubai over twenty years ago.

02 · Where we would start

What a brief here usually needs first.

Shade before glass.

Sun and glare come off the water. We resolve loggias, screens and glazing before any finish.

The house meets the garden.

Kitchens and living rooms that open to the terrace and the pool. We start there.

Services renewed, not patched.

Cooling, water and power planned with the new layout. Hidden work, priced in the open.

03 · Approvals

The developer first. Then the authority.

These are Nakheel’s published services. Routes change, so we confirm the current one with Nakheel before drawings are issued.

  1. 01Nakheel design approval. Nakheel lists two routes for villas. A villa alteration, or an alteration with extension.
  2. 02Utility NOCs. For an extension, Nakheel first gives conditional consent. It is not a start-work NOC. It lets you apply to the utilities.
  3. 03Trakhees permits. Nakheel asks for Trakhees final NOCs and a building permit before it certifies completion.
  4. 04Site access. Contractor access permits need a valid Nakheel NOC and a Trakhees NOC.

The rules that shape the programme.

Community rules.

Contractors follow Nakheel work timings and community rules. We plan the programme around them.

Night and weekend work.

Nakheel runs separate approvals for night works and weekend works. We apply only when the programme needs it.

A security deposit.

Nakheel lists a construction security deposit, released through its own service. We track it to release.

05 · How we would work here

Design, price, build. One contract.

Nick Jeffries founded NU Projects in London in 2010. Sixteen years of prime London design and build. The same order, applied in Palm Jumeirah.

  1. 01The brief and the site. We walk the home with you. Light, structure, services and the community rules.
  2. 02A budget estimate. A first price from the brief and the site, before any drawing is frozen.
  3. 03A cost plan, open book. Our own quantity surveyor prices the drawings, line by line. Provisional sums named, not buried.
  4. 04One contract. Design and build under one agreement. One team, one programme, one number to call.
