01 · The homes

The homes in Dubai Marina.

Dubai Marina is one of Emaar’s master-planned communities, built around the water. Emaar Community Management runs Emaar’s buildings here, from Dubai Marina Towers to Park Island.

The homes are apartments and penthouses in towers. Each building runs its own rules. We have finished an apartment interior in Dubai Marina. It is on the projects page.

02 · The interior

Light off the water.

Glare comes off the marina. Blinds, palette and lighting are set for it.

The facade stays. The rooms, joinery and lighting are yours to change.

Shared pipes stay shared.

A pipe serving more than your unit belongs to the owners’ association. We plan around it.

03 · Approvals

Emaar approvals for an apartment interior.

These are Emaar’s rules for its Dubai Marina buildings. Other towers run their own route, so we confirm it first.

  1. 01A NOC first. In Emaar’s Dubai Marina buildings, alterations need a NOC through the community portal.
  2. 02Plans and specifications. Detailed plans go to the community manager for written approval before work starts.
  3. 03The NOC on display. The approval and its NOC are displayed on site while the work runs.
  4. 04Plumbing and water heaters. Significant plumbing changes and water heater replacements need written approval too.
  5. 05Life safety systems. Changes to fire and life safety systems need the relevant authorities’ approval.

04 · On site

On site, the community rules.

Working hours.

Contractor work runs 9am to 1pm, then 3pm to 5pm.

Entry permits.

Contractors register for community entry permits online, at ecmpermits.ae.

The facade and balcony.

No external change may alter the look. Balcony works need written approval.

05 · How we would work here

How we design and manage it from London.

Nick Jeffries founded NU Projects in London in 2010. Sixteen years of prime homes in Mayfair, Knightsbridge, Chelsea and Belgravia. That standard, carried to Dubai Marina.

  1. 01The brief. How you live, who with, and what each room has to do.
  2. 02The design, from London. Layouts, materials, lighting and joinery, drawn and scheduled. Nothing left to site.
  3. 03Joinery by Cochrane Bespoke. Kitchens, wardrobes, libraries and media units, drawn with the room they go into.
  4. 04Priced in the open. A budget estimate, then a line-by-line cost plan by our own quantity surveyor.
  5. 05One contract. The fit-out and the works an interior needs, managed from London.

Do I need a NOC to renovate a Dubai Marina apartment?

In Emaar’s buildings, yes. Owners apply through the community portal, under Home Modifications.

What does the building ask for?

Detailed plans and specifications, and written approval. The NOC is displayed on site.

What are the working hours?

In Emaar’s towers here, contractor work runs 9am to 1pm, then 3pm to 5pm.

Can I change the balcony?

Balcony works need written approval. External changes that alter the look are not permitted.
