Emirates Hills is an Emaar community within Emirates Living. Its homes are custom built, on plots of their own. Any alteration needs Emaar’s approval first. We plan the design around that from the first visit.

01 · The homes

Built to a brief. Often someone else’s.

Emirates Hills is one of the neighbourhoods of Emirates Living, a gated Emaar community. Its homes are custom built, on plots of 12,000 to 45,000 square feet.

Most homes overlook one of the lakes or the golf fairways. A custom home carries its first owner’s brief. We look at what still fits yours.

An Emaar home modification NOC, applied for through the community portal.

02 · Where we would start

What a brief here usually needs first.

A plan that fits you.

Rooms drawn for a previous owner. We reorder them around how you live now.

The garden and the view.

Most homes face water or fairway. We plan the rooms that look at it.

Pools and pergolas.

Both need an Emaar NOC here. We draw them into the same application.

03 · Approvals

The developer first. Then the authority.

This is Emaar’s published route. Rules change, so we confirm it with Emaar Community Management first.

  1. 01The Emaar NOC. Emaar says any alteration to the villa has to be approved by Emaar.
  2. 02Through the portal. The owner applies through the community portal, under Home Modifications.
  3. 03Garden works too. A new pergola or a rebuilt pool needs the same NOC.
  4. 04Contractor permits. Contractors then register and apply for community entry permits online.

04 · On site

The rules that shape the programme.

Working hours.

Emaar sets contractor hours of 8am to 5pm. No work on Sundays or public holidays.

Quiet in the afternoon.

Emaar asks contractors to avoid noisy work between 1pm and 3pm.

The exterior.

Emaar restricts changes to a villa’s exterior. We check each external item before design is fixed.

05 · How we would work here

Design, price, build. One contract.

Nick Jeffries founded NU Projects in London in 2010. Sixteen years of prime London design and build. The same order, applied in Emirates Hills.

  1. 01The brief and the site. We walk the home with you. Light, structure, services and the community rules.
  2. 02A budget estimate. A first price from the brief and the site, before any drawing is frozen.
  3. 03A cost plan, open book. Our own quantity surveyor prices the drawings, line by line. Provisional sums named, not buried.
  4. 04One contract. Design and build under one agreement. One team, one programme, one number to call.
